Rental property condition report

Rental property condition report

In Singapore, entering a tenancy without a rental property condition report can be a high-risk and potentially costly process. Signing a lease and becoming a Tenant often lasts for a lengthy period of 2 years or longer. Apart from the duration, one could feel burdened with paying the rent and often with several other costs. It can range from ongoing repairs and maintenance to a particular defect liability at the end of the lease term. Unfortunately, many Tenants are unaware of the potential costs of such defect claims, setting them back thousands of dollars.

To protect your position from the start and reduce your defect liability, you will need a rental property condition report conducted on the property you have leased. In fact, a condition report is in the standard tenancy agreement by the Council of Estate Agencies (CEA).

After a thorough inspection, our team of professionals will prepare the property condition report. It will contain evidence of any pre-existing disrepair in the property. Hence, providing the Tenant with evidence that damage already existed before they took occupancy. The purpose is to ensure that the Tenant is not liable for the defects already present in the property. As a result, counteracting elements of repair work and defects that the Tenant would otherwise become responsible for should there be a dispute on the state of the property after the tenancy period ends.

In the last three years, our team has inspected more than 250 properties across Singapore. In addition, we regularly carry out property condition reports on behalf of Agents, Tenants, and Landlords when entering into tenancy agreements.
