There are many reasons why you would need a condition report, depending on whether you are an agent, tenant or landlord. The short answer is that you are are trying to ascertain the state of the property prior to the property being occupied. This can be either prior to the property being occupied or the day the property is being handed over. 

Property agents are usually not experts in condition reports or assessments. Our team of trained staff have years of experience inspecting properties in Singapore and they know what to lookout for.  Moreover, property agents usually represent their respective parties, either tenant or landlord. As such they cannot be said to be impartial. At Meridius Inventories, we do not represent any parties involved in the property transaction when we carry out our inspection. We follow the same standard and process for all the properties that we inspect therefore providing you with an unbiased and impartial report.

You can always take pictures yourself but if a dispute arises between yourself and the other party, the impartiality of the pictures or report can be questioned. 

We do not make an assessment on the cost of involved as a result of any damage to the property. Our team are simply there to record down the state of the property on the date of the inspection.

Depending on the size of the property, our reports are usually generated within 2-5 days. If you need it urgently, you can let our team know and we will try our best to accommodate your request.

In Singapore, during the first 30 days of you moving into a rental home, any defects found will usually need to be addressed by the landlord. If you are a tenant, during the 30 days defect period, you can send us the photos of issues  you have found  and we will update the report accordingly.
