Rent in peace
Are you a tenant? Are you currently entering into a rental agreement in Singapore? As a tenant you understand the pain of having your deposit being held by your landlord coupled with the resulted stress when moving out. On many occasions, tenants are faulted for damages that have not been caused by them. This is mainly due to the lack proper photographs or evidence of the state of the property at the time of move-in. Failure of evidence often results in rental deposits being unfairly deducted by landlords. As such, Inventories and condition reports are an important part of your tenancy and should not be overlooked. They hold the key to you getting your full deposit back or only some of it when you move out, and they can help to prevent disputes with your landlord or property agents.
With this in mind, having a full understanding of what condition reports are and how they work is important to you as a tenant. Meridius Inventories solves this problem by offering personal inventory services and condition reports for your rental property. Our trained staff will ensure that your every inch of your rental property is inspected and your handover process goes smoothly. We complete comprehensive reports with detailed photographs in a timely manner so that our clients keep using us year after year. We can also make the inventory from scratch so that you simply have to take our documents and turn up at your handover.
Note: Other synonyms you might encounter are: move in / move out report, check in / check out report, “inventory report“, tenancy inventory, etc. They all mean the same thing referencing to the document which provides proof of the state and condition of property at the time of move-in or move-out.

Who has to do the condition report?
There is no legal requirement for property agents to carry out a condition report. Moreover, it is not the job of the property agent to provide you will a professionally compiled report for your property. It is in the best of interest of the tenant or landlord to get a professional to carry out this duty for many reasons. Firstly because our reports are unbiased and we able to provide a report objectively between the landlord and the tenant. Secondly, our staff are highly trained and we follow a strict process when inspecting the property. This is also done in a systematic manner. For an additional fee, we can also request a digital signature directly from the landlord or his representative agent in order to ensure that everyone agrees on the report in order to avoid disputes at the move-out.
